CDD versus VOI for a Queensland real estate agency
At a Queensland agency, VOI and customer due diligence are two jobs. Completing the state identity step does not complete the AML program.

A Brisbane or regional Queensland agency can be asked for both on the same person. Tick them as two lines; do not let one form retire the other; the firm emails the AML link; the client pays.

Two ticks on one Queensland file
Agencies in Queensland already know a VOI step from listing and sales practice. Tranche 2 adds customer due diligence where the agency provides a designated service. The same human can be the subject of both. The purposes are different.
VOI supports the property process, and CDD supports the AML/CTF program, including the risk you record. A form with a photograph can feel like it did everything, but it only did the job printed on the form. If your program requires a check, a risk rating, and a record in the AML file, keep two lines on the cover sheet so a relieving agent can see which one is still open. This page does not set Queensland conveyancing practice.
- Name both jobs. Write VOI and CDD as separate lines. A single “ID done” stamp hides which one finished.
- Use the program for the AML line. The listing kit’s form is not your AML/CTF program.
- Same person, still two results. Finishing VOI does not rate money-laundering risk.
- Out of scope is allowed. If the file is not a designated service, say so. Do not run a fake CDD to match the VOI habit, and do not skip CDD because the VOI felt complete.

The sales coordinator can update the cover sheet without deciding the law. The compliance officer decides scope. The sheet stops the office arguing from memory on a Friday.
