How to explain AML fees on a real estate fee schedule

The fee schedule should say that identity verification is paid by the client at the list price, and that commission is a different charge. The agency does not describe a client-pays check as its own software subscription.

Quick answer

AML fee disclosure on a real estate schedule is one readable line, and the firm suite is A$0. The agency emails the client a link, and the client pays A$20 for a personal KYC check or A$40 for a company or trust KYB check. Commission is the agency’s fee for the sale, and do not fold the check into commission and do not call it an agency platform cost. Say who is checked when the program requires it, vendor or buyer, without hiding the price.

People search “AML fee disclosure real estate” when a suburban agency is rewriting its fee schedule and is about to bury the check inside the commission percentage. Checked against the AUSTRAC factsheet for Tranche 2 reporting entities on 4 October 2026. This is general information, not legal advice. This page does not reproduce that guidance. Agency fees more broadly are AML fees for estate agents. Whether the client can be the one who pays is can you charge the client for an AML check. The sector map is /tranche-2.

One line the vendor can read

A fee schedule is what the vendor reads before they sign the agency agreement, and AML fee disclosure for real estate fails when the check is invisible inside a commission percentage, and it fails again when the agency calls the check its own monthly software cost. On FreeAML there is no firm platform fee. The honest line is short, and verification, where the program requires it, is charged to the client at A$20 for a person or A$40 for a company or trust. Commission is separate.

Say which customer the program is aimed at on that kind of appointment, without turning the schedule into the program. A sales agency and a buyer’s agency do not always have the same customer. The schedule can say the client named in the appointment pays the check the program requires, and that the agency will email a link. This page does not reproduce the AUSTRAC factsheet and is not a costs-agreement precedent.

  • Separate commission from the check. Commission is your fee. The list price is the client’s payment to the verifier.
  • Name the payer. The client on the appointment pays. Do not leave them to discover the charge on settlement day.
  • Use the public list. A$20 and A$40 are the figures you can print. A company or trust is the higher of those two, not a surprise third number.
  • Do not call it the agency’s subscription. The firm suite is A$0. Describing a subscription you do not pay is how the schedule becomes misleading.

What the schedule is distinguishing

Client-pays as a model is client-pays KYC in Australia. A buyer’s agent’s seller-verification cost is seller verification cost for a buyer’s agent.

A sorting aid for an agency fee schedule. This table does not reproduce AUSTRAC’s Tranche 2 factsheet.

Where the fee-schedule page stops

This page is how the price appears on a real estate fee schedule. It is not the whole fee guide and it is not who the customer is. FreeAML does not draft the agency agreement.

What the client pays

On FreeAML the firm suite is A$0. The firm emails the client a link. Verification is client-pays. On the public list a personal KYC check is A$20 and a company or trust KYB check is A$40. Use KYB when the customer is a company or a trust. The schedule discloses a client-pays list price, and it does not turn that price into an agency disbursement the firm incurred. Confirm the live amounts on FreeAML pricing. FreeAML does not write your fee schedule or decide who on the file must be checked.
