AML Fees for Estate Agents in Australia (2026)

Agencies are adding an AML line to quotes. Here is how to split vendor cost, staff time, and your own service fee so the invoice stays honest.

What buyers and sellers ask

Clients increasingly see an AML line on a quote. Publish a one-pager that says what is checked, why Tranche 2 and AUSTRAC matter to the agency, and what the itemised cost is. Point them at /tranche-2 if they want the public explanation, and keep your own fee schedule in the engagement email.

  • Name the person or entity who was checked
  • Separate vendor disbursement from your professional fee if they differ
  • Say the check is customer due diligence for your AML/CTF program
  • Do not describe it as a government charge or an AUSTRAC invoice

When a second fee appears

If a conveyancer on the same file also runs CDD, agree who initiates the check so the client is not billed twice without being told. Identity evidence can be shared only if your privacy notice and the other firm’s process allow it — do not assume a screenshot is enough.
