SimpleAML: what a conveyancer free tier covers (and where it stops)
SimpleAML’s free tier is a paperwork register for a conveyancer. A growing practice still needs a verification the client can pay.
Quick answer
SimpleAML publishes a free browser app for a conveyancing practice: program documents, staff and training records, a risk assessment, and a matter register with CDD forms, stored on the device. That is a paperwork layer. It stops short of a client-pays identity check. FreeAML’s firm suite is A$0, and verification, when the program requires it, is client-pays.
A search for “simpleaml” is a buyer question from a conveyancer. The useful split is what that free tier records, and where a growing practice still needs a verification the client can pay. Checked against SimpleAML’s conveyancer comparison on 2 October 2026. This is general information, not legal advice, and not a verdict on another firm’s product. This page does not reproduce that comparison. The earlier split of the two jobs is conveyancing AML and SimpleAML. Whether the file is assisting a transfer is AML for conveyancers. The sector map is /tranche-2.
What the published free tier covers
Their comparison describes a free browser app for small Australian conveyancing practices. The items below are the coverage they publish. Read their page for the current wording. A free register can be a sensible place to keep program paperwork. It is a different product from a check.
Scope as SimpleAML’s comparison describes it, read on 2 October 2026. Confirm the live page. This table does not reproduce it.
| What their page describes | The job that layer does | Where a buyer should pause |
|---|---|---|
| Program documents and templates, kept in the app | A place to hold the program the practice has customised | The software does not approve the program or enrol the firm |
| Staff vetting and a training log | A record that training happened, on that device | The practice still decides who must be trained, and still uses a real course |
| A risk assessment | A worksheet inside the same app | A senior manager still has to approve an assessment that matches this firm |
| A matter register and CDD forms, including timing notes for auctions | A form that records what the practice collected on the file | A form is not a verification against identity or registry sources |
| Local browser storage, no account, no subscription, no cloud sync | One person can keep the register on one device, which they describe as the fit for a small practice | They also say the app is not designed for high-volume practices |
- Paperwork is a real job. A practice that wants program documents, a training log, and a matter register in one browser can read their page and decide if that shape fits. This article does not tell you to throw a register out.
- Their limit is published. No multi-user sync, and not aimed at high volume, is their description of scope. A growing conveyancer should treat that as a coverage limit, not as a slogan.
- A CDD form is a record. It shows what the file collected. It does not, on that published description, send the client a verification against document or registry sources.
Where a free register stops
Customer due diligence, when the program requires a check, is the verification of the person you assist. The customer on a conveyancing file is that person, not automatically both parties to the contract. What the check is for is what an AML check covers. What “free” should include before you buy is what a free AML tool should include. AUSTRAC’s own starter kit remains the official template. A pointer, without the documents pasted in, is AML program starter kits.
A growing practice hits the limit their page already names: one browser, and no automated check. The second limit is the one a client-pays product is for. You still enrol with AUSTRAC. You still approve the program. Neither a register nor a verification decides that the file is assisting a transfer. That test stays on AUSTRAC’s conveyancing program starter kit. This page does not reproduce the kit.
Where FreeAML fits a growing conveyancer
FreeAML’s free suite is the firm layer: an ML/TF risk worksheet at /risk-assessment, staff training the firm can point to at /training, and a customer file you can keep without a monthly seat. The firm suite is A$0. When the program says the person you assist must be checked, the firm sends the request by email and the client completes it. That verification is client-pays. On the public list a personal KYC check is A$20 and a company or trust KYB check is A$40. Confirm the live amounts on FreeAML pricing before you quote a file. The path to a check is /aml-check.
That is a different bill from a subscription the practice absorbs in a quiet month. It is also a different artefact from an on-device form. Keep the program wherever the practice already stores it if that register works. Do not describe the client’s payment as a government charge. How to talk about the disbursement is charging the client for an AML check. FreeAML does not decide assisting a transfer, does not enrol the firm, does not replace a register you already trust for paperwork, and does not replace austrac.gov.au.
