Real estate starter kit walkthrough

The real estate AML program starter kit is AUSTRAC’s sector starting point. A walkthrough is how a suburban agency uses its own edited copy, not a reading of the kit aloud.

Quick answer

Confirm you opened the real estate kit, not another sector’s file, and customise it before you rely on it. Then use that approved copy when a sale file asks what the program requires. This page does not reproduce the kit. The firm suite is A$0, and the client pays the check.

People search “real estate AML program starter kit” when a suburban agency downloads the real estate kit and wants to know what “use it” means on Monday morning. Checked against AUSTRAC’s page on using the real estate program on 4 October 2026. This is general information, not legal advice. This page does not reproduce that guidance. The cross-sector map of the kits is the starter kits summary. What you still change in the file is how to customise the starter kit. The sector map is /tranche-2.

Monday morning with the real estate kit

The walkthrough has an order: open the real estate starter kit and check the title before you read a procedure. An accountant kit left on the same drive will send a sales agency down the wrong customer examples. AUSTRAC’s page on using the real estate program assumes you are in that kit. This page does not walk the paragraphs for you.

Use comes after customise. An untouched download describes a generic agency. Your copy should name the services you provide, the ones you do not, and who may pause a file. Only that copy belongs on the sales desk.

  • Check the sector on the cover. Real estate, not conveyancing and not accounting. The file name is not a guarantee if someone renamed it.
  • Edit before the first live file. Delete services you do not provide. Add the desk you do run, including property management only where the program’s scope question says it belongs.
  • Approve, then use. A kit in the downloads folder is not the program. The principal’s approval is the step that makes Monday’s file follow it.
  • Use it as a reference, not a script to read to the client. Staff follow the customer steps the approved copy names. They do not recite the kit across the counter.

Use, customise, and the check

Three different jobs get mixed because they can happen in one week. Separate them on the compliance calendar so “we downloaded it” is not recorded as “we use it”.

What a real estate agency is doing with the kit. This table does not reproduce AUSTRAC’s real estate starter kit.

Where the walkthrough stops

This page is how an agency uses the real estate kit after it is theirs. It is not the summary of every sector kit and it is not the customise essay. Those are the starter kits summary and how to customise the starter kit.

What the client pays

On FreeAML the firm suite is A$0. The firm emails the client a link. Verification is client-pays. On the public list a personal KYC check is A$20 and a company or trust KYB check is A$40. Use KYB when the customer is a company or a trust. Walking the kit is not a per-file check, and the firm suite does not include a done-for-you real estate program. Confirm the live amounts on FreeAML pricing. FreeAML does not customise the real estate starter kit or approve it as your program.
