A cash buyer is a fact about how the price will be paid, not by itself a suspicious matter. The program says which cash facts you record and when you escalate.

Cash is a fact, not a headline

Cash buyer property AML red flags are indicators for staff, not a script for the buyer. The phrase at an open home can mean no home loan is needed, or it can mean someone intends to pay the agency in banknotes. Those are different facts. Write down which one you heard, and who will pay.

Escalation stays inside the firm. If the program says a matter goes to the compliance officer, it goes there. You do not workshop the story with the buyer so the file looks ordinary. This page does not tell you when a suspicion arises.

  • Write the channel. Bank transfer from the buyer's own account, a third party, or cash in the office are three different notes.
  • Name the payer. 'A friend' is not a source. The program asks who is paying and why.
