Nature and purpose of the relationship on a one-off conveyance

You still record the nature and purpose of the relationship on a one-off conveyance. The note is the transaction, not a story about a client you will never see again.

Quick answer

Write why this customer is using you: purchase or sale of this property, for whom, and whether anyone else is behind the instructions. A sentence or two on the file is proportionate. Leaving it blank because the matter ends at settlement is the mistake. This page does not hand you a questionnaire.

People search “nature and purpose CDD conveyancing” when a conveyancer leaves the nature-and-purpose line blank because the client will not be back after settlement. Checked against AUSTRAC's glossary entry for KYC information on 4 October 2026. This is general information, not legal advice. This page does not reproduce that guidance. The wider initial due diligence shape is customer due diligence requirements. When a delay is even allowed is delayed initial CDD. The sector map is /tranche-2.

A short matter still has a purpose

Nature and purpose is part of initial customer due diligence, including when the 'relationship' is one settlement. You are recording why this customer wants this service. On a conveyance that is usually a purchase or a sale of a named property, in their own name or for a company, with a funds story your program asks you to notice. It is not a private bank's life history.

Blank is not proportionate. Proportionate means shorter, not missing. Two lines that say who is buying, what, and that you saw no one else instructing, will beat a copied paragraph about 'wealth management'. If the purpose does not match the contract, that mismatch is the point of writing it down.

  • Name the transaction. Purchase or sale, and the property. 'Conveyancing' is the job, not the purpose.
  • Name who it is for. The customer in their own right is different from a customer buying for a company that is not on the contract yet.
  • Keep it short on a one-off file. A few sentences are enough. Do not import a bank's relationship template.
  • Do not use brevity as a skip. Ending at settlement is why the note is short. It is not why the note is empty.

What the file note is sorting

Where the nature-and-purpose page stops

This page is the short note on a one-off conveyance. It is not the full initial due diligence list, and it is not the rules for delaying that work. Those are customer due diligence requirements and delayed initial CDD.

What the client pays

On FreeAML the firm suite is A$0. The firm emails the client a link. Verification is client-pays. On the public list a personal KYC check is A$20 and a company or trust KYB check is A$40. Use KYB when the customer is a company or a trust. Writing nature and purpose is part of the file, not a substitute for the client-pays check the program requires. Confirm the live amounts on FreeAML pricing. FreeAML does not write the nature and purpose of the conveyance or decide the relationship is too short to record.
