Conveyancer and seller's agent both verifying the same person
A seller’s agent and a conveyancer can both need customer due diligence on the same person. Two checks are often correct; they are not a system error to delete.

Each firm looks at its own designated service and its own customer. If both services are in scope, both programs apply. A PDF from the agent does not complete the conveyancer’s CDD unless a written reliance arrangement already exists. The seller may be asked twice and may pay twice; say that early; the firm emails its own link; the client pays that firm’s check.

Two firms, one human
The listing agent may be providing a real estate designated service to the seller. The conveyancer may be providing a separate service on the transfer. The same human is the customer of both. Duplicate requests feel rude.
They are often what the two programs require. Deleting one because the other email went first leaves a firm with no CDD of its own. Reliance would be the exception, and only with a written arrangement the program allows. Absent that, each firm verifies; tell the seller, in plain words, that two businesses are asking because two businesses have duties; do not blame “the system.” Do not ask one firm to pretend the other’s PDF is enough; this page does not create the arrangement.
- Name both services. Agent’s service and conveyancer’s service. If either is out of scope, say so. Do not assume both are in, and do not assume one cancels the other.
- Send your own link. The conveyancer’s client-pays check is not the agent’s.
- Explain the second ask. The seller should hear it before the second email, not after they complain.
- Keep reliance rare and written. A forwarded form is not an arrangement.
Why the second email is not a mistake
The seller’s frustration is real. The answer is a sentence about two duties, not a waiver. Use the table when a staff member wants to “just accept the agent’s copy” on a Friday.

Where the duplicate-check page stops

What the client pays
