Multiple buyers on one contract: CDD each person

Multiple buyers on one contract are each a customer for customer due diligence. One contract does not collapse them into the person who came to the office.

Quick answer

Each person named as purchaser is a customer, and a spouse who is on the contract is in, even if they did not attend. A spouse who is not on the contract is not automatically a customer. A company on the contract is a KYB check, plus the individuals your program names. The attendee's check does not cover the others.

People search “CDD multiple purchasers” when a conveyancer has a contract in two names and a file note that the spouse 'is not really buying'. Checked against the conveyancer starter kit getting started page on 4 October 2026. This is general information, not legal advice. This page does not reproduce that guidance. Who you treat as the customer more broadly is who is the customer for real estate AML. A company versus a person is KYB versus KYC. The sector map is /tranche-2.

The contract is not a single customer

Conveyancers meet one person and see two names on the front page. The person in the room may hold the authority, pay the invoice, and do all the talking. None of that removes the other purchaser, and if both are parties to the contract, both are customers of the designated service you are assisting. 'They are a couple' is not a customer type.

Read the names before you send a single link. An individual and a company on the same contract are not two KYC checks, and the person is KYC. The company is KYB, and then the individuals your program requires behind that company. A spouse who is not a party is not added out of neatness, and a spouse who is a party is not dropped because they were at work.

  • Start with the purchaser panel. Every person named there is in scope. Do not stop at the email address you were given.
  • Attendance is irrelevant. The buyer who did not come to the office is still a buyer.
  • A company is not a second person. Use KYB for the company. Do not send the director a personal check and call the company done.
  • Authority is separate. One buyer may instruct you. That instruction does not identify the other buyer.

Where the multiple-buyer page stops

This page is several customers on one contract. It is not the general 'who is the customer' test, and it is not company versus individual pricing theory. Those are who is the customer for real estate AML and KYB versus KYC.

What the client pays

On FreeAML the firm suite is A$0. The firm emails the client a link. Verification is client-pays. On the public list a personal KYC check is A$20 and a company or trust KYB check is A$40. Use KYB when the customer is a company or a trust. A second purchaser is a second check, not a free name added to the first client's KYC. Confirm the live amounts on FreeAML pricing. FreeAML does not decide which purchasers are your customers or merge two buyers into one check.
